Identify the Property

Identifying the right property based on their criteria

Analyze the Investment

Analyze the investment and develop an ROI. We estimate CAP rates based on similar investments in the market and project an IRR based on a 5 to 10 year exit strategy.

Acquisition

Coordinate acquisition including organizing inspections and help secure financing (if needed) and insurance.

Rehab Work

Contract any rehab work if needed. Rehab work could require permits or without permits depending on the scope.

Furnishing

When ready our design team will help with full furnish and design including the turnkey package (sheets, dishes and small appliances needed) with an eye on maximizing the returns as a short term rental investment.

Licensing

Full permit and licensing of the property ensuring its a legal functioning STR

Management

The final step: To manage 100% of the investment. Including

  • Coordinate and manage the cleaning crew to clean after each booking & prepare for next one
  • Maintenance crew to handle any and all repairs no matter how big or small
  • Market the property through all available platforms in the most efficient and professional manner to maximize bookings
  • Handle all bookkeeping including tourist tax paid on each rental
  • Payout our clients at the end  of every month

Acting as former Marketing Director for local real estate companies including Opulence International Realty, Brown Harris Stevens, and Engel & Völkers Miami, he prides himself on having worked with some of the most respected sales professionals who know what it’s like to create Marketing campaigns that yield returns while staying on brand, on message, and on budget.

Felix’s expertise includes website development, graphic design, illustration, 3D modeling, video editing, print production, social media marketing, and digital marketing. He graduated from Miami International Fine Arts College with a Bachelor of Arts in Graphic Design and Animation. Felix taught Graphic Design and Web Design at Lindsay Hopkins Technical College in the early 2000s. My name is Bella May. Im from beautiful Fort Lauderdale. Starting my unforseen career in the hospitality business at the young age of 14. Now I have 21 years experience in most bar/restaurant environments. I was with Darden for 6 years resulting in becoming a corporate trainer and opening new locations. I have worked high volume at dance clubs, every kind of private party you can think of, dive/local bars, even some festivals like Tortuga and a couple of concerts. I’ve loved to host and organize fundraisers to raise money also. Fostering for animals in need for several years now and they can always use donations. So I help them get them!

Over the years I have become a regular call for private events so finely I got smart and decided to open Mixin’ Vixen. It is amazing having creative freedom and presenting my clients with fun cocktails and such for their events! Along with my upbeat personable personality, it makes for a great party! Remembering names and favorite cocktails of guests and customers has always been a gift that never goes unnoticed. I’m so grateful to have so many loyal friends and customers. Creating new relationships are my favorite. I always look forward to building the best repor with everyone I meet. This mindset has always made me a “favorite” bartender and great at what I do!
