Assessing the Opportunity
Evaluating the potential return on investment (ROI) and conducting a thorough analysis of the property and surrounding area.
- Current income/expenses and project future income/expense as a legal short term rental.
- Calculate costs needed to stabilize the asset including rehab work (if needed)
- Calculate cost for furnish & design from our design team
- Confirm that the property can be a legally permitted short term rental and that home has no violation that could affect permitting
- Project an Internal Rate of Return (IRR) over the estimated holding period of the investment; Achieved by making projections on returns over a specified holding period with and sales price for the asset taking into account appreciation over the holding period minus disposition (sales) costs

Once the right investment property has been selected our clients are connected with our strategic partners to help with acquisition, prepare it to function as a legal short term rental, market the property to maximize income and manage the asset.
- Real estate consultants with experience in servicing clients with capital in the US or abroad and connecting them with solid investments in the South Florida market
- SALES: Calculate costs needed to stabilize the asset including rehab work (if needed)
- LENDING: Our lending partner has been providing loans in Florida since 1998. Their focus and expertise is financing buyers with high loan to value rates at low competitive rates. They streamline the transaction by completing it electronically or locally at their Miami simplifying the most complex part of the buying process
- ACCOUNTING: Has wide experience in both domestic and international tax consulting, their primarily role is to help buyers set up the property purchase entity to minimize tax risks and liabilities, working frequently with some of South Florida’s most reputable attorneys who specialize in international taxation while servicing their extensive domestic & foreign-based clientele. They have been recognized by the South FL Business Journal for Excellence in Accounting in International Taxation
- LEGAL: Their role is to set up all legal documents pertaining to the purchase and legal entity that will own the asset. They actively represent clients in asset purchases and buy-sell agreements.They also have extensive experience in estate planning including the use of offshore trusts. Their practice is also versed on inbound and outbound international business transactions for large and small corporations, partnerships limited liability companies and more
- CONSTRUCTION/ARCHITECTURE: They have the ability to handle any rehab or expansion project regardless of size, scale and level of finish
